Central Denver ยท Neighborhood Guide
Uptown, onthe sunny side of 17th
Five thirty on East 17th. Scrubs from the hospital district crossing paths with happy hour, patio heaters flicking on outside Steuben's, someone carrying Marczyk flowers home past a Victorian with a turret. The avenue has been doing this exact scene for twenty years.
Read Uptown as a restaurant row with a neighborhood attached, and a neighborhood whose legal name almost nobody uses. The city calls it North Capitol Hill. The market calls it Uptown. The comps answer to both.
Where it starts and stops
Is Uptown its real name,or a rebrand that stuck?
Broadway east to Downing, Colfax north to 20th Avenue. That box is officially North Capitol Hill on every city map, and Uptown everywhere money changes hands. East 17th, the spine, earned the name Restaurant Row honestly.
The hospital campuses, Saint Joseph and the medical offices around it, hold the northeast corner and feed the avenue its weekday pulse. South of 17th the streets tilt residential fast: mansion rows, brick walk-ups, new infill.
Saint Joseph Hospital was founded here in 1873 by the Sisters of Charity of Leavenworth, Denver's first private hospital, and it has anchored the neighborhood through every boom since.
The mansion rows along Pennsylvania, Emerson and Ogden went up for the city's 1880s and 1890s elite, then spent the mid-century carved into apartments. The ones that survived intact are now the trophies of the neighborhood.
The street
What is actually on Restaurant Row?The proven lineup
East 17th from Broadway to the park is the densest run of independent restaurants in central Denver. These are the tenured names.
Steuben's
Josh Wolkon's diner-glam standby since 2006. Fried chicken, lobster rolls, gin gimlets, and a kitchen that has trained half the city's line cooks.
Ace Eat Serve
Ping pong hall and pan-Asian kitchen in a converted garage next door to Steuben's, same owners, louder room. The patio on a summer night is peak Uptown.
Marczyk Fine Foods
The corner grocer that proved 17th could carry quality, open since 2002. Butcher counter, wine wall, rotisserie chickens that have ended a thousand cooking plans.
Olive & Finch
Mary Nguyen's all-day cafe near the park end of the row. Breakfast sandwiches, roast chicken, a case of pastry, and a line that moves because the kitchen does.
Dos Santos
Mexico City tacos and proper margaritas in a slim room the neighborhood has kept busy since 2015. Al pastor first, decisions later.
D Bar
Pastry chef Keegan Gerhard's dessert-forward bar two streets off the row. Cake and champagne at ten p.m. is a legitimate Uptown lifestyle choice.
Restaurant Row is the rare Denver strip that survived its own hype. The anchors have been here fifteen and twenty years, which means the avenue works in slow seasons too, not only on patio nights. If your test for a neighborhood is a Tuesday in February, Uptown passes it better than almost anywhere in the city.
The houses
Uptown homes for sale, read this before you tour
The stock splits three ways: 1880s and 1890s mansions and rowhouses, early 1900s brick walk-ups and their condo conversions, and two decades of new-build townhomes and mid-rise condos filling the old parking lots. Few single-family detached homes survive, and they trade like rarities.
The Victorian conversions are the trap and the opportunity. Some were rebuilt properly with modern systems behind the brick; others still run on patched boilers and shared sewer lines. The HOA minutes tell you which one you are buying.
For condos, check the owner-occupancy ratio before you fall in love, since it drives financing. Check parking, which is deeded gold here. And walk the alley at night, because in Uptown the gap between the best street and the roughest one can be a single turn.
Questions I get
Asked,answered
Is Uptown Denver the same as North Capitol Hill?
Same ground, two names. North Capitol Hill is the city's official label for the box between Broadway, Downing, Colfax and 20th. Uptown is the market's name, pushed by the restaurant row era and now universal on listings. Search both when you research, because records split between them.
Where exactly is Restaurant Row?
East 17th Avenue, roughly Broadway to the edge of City Park, with the densest stretch between Logan and Humboldt. Steuben's, Ace, Marczyk, Dos Santos and Olive & Finch all sit on the avenue itself, with D Bar two streets north on 19th. Most of Uptown reaches it in a five to ten minute walk.
Is Uptown mostly condos or houses?
Condos and townhomes by a wide margin. Victorian conversions, early 1900s walk-ups, and twenty years of new construction dominate. Intact single-family Victorians exist, mostly south of 17th on streets like Pennsylvania and Ogden, and they command collector pricing when they surface.
Who actually lives in Uptown?
Hospital people, first. Saint Joseph and the surrounding medical campuses put thousands of workers within walking distance, which keeps rentals strong and gives the condo market a reliable buyer pool. Around them: young professionals, downsizers who wanted walkability without a downtown tower, and longtime owners sitting on mansion equity.
Is Uptown loud?
On 17th and near Colfax, yes, that is the deal. Two streets in, it goes leafy and quiet surprisingly fast. The skill in buying here is picking your distance from the noise you came for. I walk every listing at 9 p.m. before I let a client write on it.

Uptown sits between the city's two biggest green amenities and its loudest avenue.

The row gets the press, the side streets hold the value.
Give me an Uptown address and I can tell you whether its HOA has funded the roof it needs, what the owner-occupancy ratio does to your financing, how far the noise actually carries from 17th, and which conversions on the street were done right. Portals list the granite. I read the minutes.
