South Denverbuys you room
The same number that gets you a renovated bungalow in Berkeley gets you a substantially larger house with a real yard south of the city.
The question is whether you will use the room or miss the sidewalk.

Platt Park and Old South Pearl
Bungalows and pop-tops on a grid, with one of Denver's best small commercial streets running through it. The farmers market, the restaurants, and a light rail station. Functionally a close-in neighborhood that happens to be south, and priced accordingly.
University and Observatory Park
Around the University of Denver. Larger lots than Platt Park, a mix of original brick and significant custom rebuilds, and a quiet that surprises people given the campus. Strong schools and steady demand.
Rosedale, Harvard Gulch, Wellshire
Solid mid-century and brick ranches on generous lots, a golf course, and the best price per square foot inside Denver city limits for a family-sized house. This is where buyers priced out of Wash Park end up, and they are usually happy about it.
Bow Mar and Cherry Hills Village
Acreage, horse property in places, and the highest-value residential land in the metro. A completely different product from anything in the city. Buyers here are choosing land and privacy over walkability, deliberately.
Greenwood Village and Centennial
Built around the Tech Center. Newer construction, larger floor plans, top-rated schools, and the easiest commute in the metro if your office is on I-25 south. Popular with relocating executives for exactly those reasons.
Littleton, Highlands Ranch, Lone Tree
Newer, planned, and consistent. Trails, community amenities, and houses that were designed for families rather than adapted for them. Metro districts and HOA structures are part of the math here and they are worth understanding before you write.
The honest tradeoff

Buyers relocating from dense cities almost always start their search too far south, because the houses photograph well and the price per foot looks like a bargain. Half of them move back toward the city within five years.
Buyers with two kids and a dog who are honest about how they spend a Saturday are usually happier south than they expected to be.
If you are considering both, we spend one day driving them back to back. Not touring houses. Driving neighborhoods on a weekday evening, standing on a sidewalk, seeing who is outside. Buyers decide in about four hours, and they stop second-guessing it afterward.

South-specificdue diligence
Metro districts
Many newer south-metro communities sit inside special districts that levy an additional property tax to fund infrastructure. It can be substantial and it lasts for decades. It shows up in your payment, not in the list price, and it affects resale.
School district lines
South Denver crosses several districts. Denver Public Schools, Littleton, Cherry Creek and Douglas County all have very different systems, boundaries and reputations. The line can run down the middle of a street.
HOA scope
Read what it covers and what it restricts. Some are a trash bill. Others govern your paint color, your fence and whether you can park a trailer. Neither is bad. Not knowing which one you bought is.
Commute direction
I-25 south and C-470 are directional. A house that is twenty minutes from downtown at ten in the morning is fifty at five in the afternoon. Drive it at the hour you would actually drive it before you decide.
Resale pool
Large master-planned communities have many similar homes. That is good for predictability and hard for standing out at resale. Lot position, view and upgrades matter more here than in a neighborhood where every house is different.
