Relocate

What actuallychanges

Four metros send Denver more households than anywhere else. The comparison that matters is not weather. It is tax, housing cost, and which neighborhood here reads like the one you are leaving.

The four

Where Denver'snew arrivals come from

Based on IRS county-to-county migration data aggregated across the six-county Denver core. These are the metros with real, sustained inbound flow.

Coming fromWhy people moveWhat surprises them
Los AngelesThe largest single source. Space, schools, and getting out from under California housing cost without leaving the West.Winter is real but mild. Altitude takes two weeks. Property tax is lower, but you lose Prop 13 protection you never had on a new purchase anyway.
ChicagoHighest net retention of any metro. People who move here from Chicago tend to stay.Housing costs more per square foot than they expect. Winters are sunnier and shorter. No state estate tax.
San Francisco Bay AreaHighest income per household of any inbound market. Usually a move up in space and down in cost.Denver's luxury tier is thinner. At $3M and above there are fewer options than the Bay, not more.
TexasDFW, Houston and Austin together rival California on volume.Colorado has a state income tax where Texas does not, but property taxes here run meaningfully lower. Run the whole picture, not one line.
The comparison nobody publishes honestly

Every relocation page online compares cost of living and stops. The number that actually decides whether you are happy here is how far your commute is from the life you want, and that is a neighborhood question, not a city one.

Practical

Things you willneed to do

Driver's license and registration

Colorado gives new residents a limited window to convert your license and register your vehicles. Do not let it lapse. Bring proof of insurance and proof of address, and expect an emissions test in the metro area.

Altitude

Denver sits at a mile. Most people feel it for one to two weeks. Drink significantly more water than you think you need, go easy on alcohol the first few days, and expect your first workout to be humbling.

Schools

Denver Public Schools uses a choice system. Some addresses have a single boundary school, others sit in a multi-school enrollment zone. Do not assume the school nearest the house is the school you get. Send me the address before you write an offer.

Where to stay while you look

Sixty days in a furnished place beats a year lease signed from another state. I have three properties in Berkeley and access to the wider furnished market.
