Automated estimatesare wrong here

Every portal will hand you a number in three seconds. In a neighborhood where a 1920s bungalow and a new build share a fence, that number is not close, and acting on it costs real money.

The part that matters

Eighty percent of sellers contact exactly one agent before choosing. That means the valuation is not a formality, it is the interview. I would rather give you a real answer and lose the listing than give you a flattering one and take it.

What a computer sees

  • Square footage and bed and bath count
  • Whatever the county has on record, which is often years stale
  • Recent sales within a radius, regardless of whether they compete with you
  • No idea whether you scraped, popped the top, or left it original
  • No idea what condition you are in

What I see

  • Which of the two markets on your street you are actually in
  • What sold off-market that never hit the MLS
  • What your finishes read as to a buyer at your price point
  • What your lot could support if a builder is the right buyer
  • Whether waiting a quarter helps you or costs you

Am I committing to anything?

No. Plenty of people request one because they are curious what a decade of ownership did. If you are not selling, you get a useful document and I get to be the person you call when you are.

How long does it take?

A few days. I am building it by hand, not generating it. If you are on a deadline tell me and I will work to it.

What if I need work done first?

That is half the conversation. I will tell you what returns and what does not, and I will connect you with the trades I actually use. That list is not published anywhere.

What if I am not in northwest Denver?

Send it anyway. I work across Denver, the foothills, and out to Boulder.
