In northwest Denver a 1920s bungalow and a rebuilt house can sit on the same street and be two entirely different markets. Portals average them. That average is how buyers overpay.

Anyone can send you listings. Thevalue is knowing which ones to skip.

I will tell you when a house is priced for a builder rather than a buyer, when a scrape next door changes what you own in three years, and when the zoning on a lot is worth more than the structure standing on it. Denver made ADUs legal citywide in 2024 and has a missing-middle rezoning reaching Council this year. Both change what a property is worth and neither shows up in a listing.
