Denver does notcash flow on day one
Anyone telling you otherwise is selling a course. Prices here are set by owner-occupants, not by rent multiples.
That does not make it a bad market. It makes it a different one.
The premise
What you areactually buying
In markets where price-to-rent ratios are high, the return does not come from the spread between rent and payment. It comes from somewhere else.
Land
You are buying a parcel in a supply-constrained city with mountains on one side and an established grid. The dirt is the asset. The building is the thing that pays the carry.
Amortization
A tenant paying down principal on a fixed-rate loan is a return, and it is the one investors chronically leave out of the math because it is not in the monthly.
Tax treatment
Depreciation, deductible interest, and the exchange rules on disposition. Talk to your CPA. But understand that the after-tax return and the pre-tax return are not close.
Forced appreciation
The reliable one. Buy something under-improved, add a unit or fix what is broken, and create value rather than waiting for it. This is where Denver actually pays investors.
If you need positive cash flow in month one with twenty percent down, Denver is probably the wrong market and I will tell you that instead of finding you a bad deal. If you are buying a decade of land in a city people keep moving to, this is a very good place to do it.
Four strategies
What workshere
House hack with an ADU
Live in one unit, rent the other. Owner-occupant financing, lower down payment, and Denver's citywide ADU rules made the second unit possible on far more lots. This is the single best entry point for a first investment in this city.
Small multi-unit
Duplexes and fourplexes in the older north and west Denver grid. Harder to find, competitive when they appear, and they hold tenants because the locations hold up. Most trade off-market.
Value-add single family
Buy the dated house on the good block. Fix systems, update finishes, refinance or sell. The margin lives in buying right, which means buying before it lists.
Land and scrapes
Buy the lot, build to sell or to hold. Highest return, highest execution risk, and it depends entirely on zoning and the exit comp. This is a builder's game and it needs a builder's underwriting.
Underwriting
The line itemspeople skip
A deal that pencils on a napkin usually pencils because half the costs are missing.
Vacancy. Not zero. Even in a tight rental market, turnover costs you weeks plus make-ready.
Capital reserves. Roofs, furnaces, sewers. Front Range hail alone makes roof replacement a when, not an if.
Insurance. Colorado premiums have moved substantially with hail and wildfire exposure. Underwriting a deal on last year's premium is how a thin deal becomes a negative one.
Property taxes after purchase. Your taxes are not the seller's taxes. Reassessment follows the sale.
Management. Whether you pay someone or do it yourself, price it. Your time is not free and self-managing does not scale.
A real model on any property you are considering. Rent comps from actual leases, expenses at realistic numbers, and the exit. If it does not work, I say so. I would rather lose one commission than have you own something that bleeds for five years.

Tired landlords who have been meaning to sell. Estates deciding what to do. Owners of duplexes who never intended to be landlords into their seventies. Those conversations happen before a listing exists, and they happen with people who are in the neighborhood.
Target neighborhoods, price ceiling, financing type and timeline, condition you can handle, and whether you are holding or flipping. Specific beats broad. Investors who tell me exactly what they want get called first, because I know instantly whether a property fits.
