What nobodywill tell you

Denver is not the city it was in 2021 and you have probably read the headlines. Here is the accurate picture.

Net domestic migration into Colorado has turned negative. Metro-level net migration is down sharply from its peak. That is real, and it is being reported badly in both directions.

What it means for you is simpler than the headlines suggest. Inventory is easier than it was. You have time to think, which you did not three years ago. Sellers who bought at the top are not in a hurry to discount, so the market has gone quiet rather than cheap. Well-priced homes in the neighborhoods people actually want still move fast.

A softer market does notmean an easy one.It means a slower one.
What I would do

Come for a proper look before you commit to an area. Rent or take a furnished place for sixty days if you can. The single most expensive relocation mistake is buying in the neighborhood that photographed well instead of the one that matches how you actually live.
