Buying up in Northwest Denver, moving here from another state, selling a house that has been sitting, building on a lot. The questions that come up on the first call, answered the way I answer them in person.

What are the best neighborhoods in Denver for families who still want to walk to dinner?

Berkeley, Sunnyside, West Highland, Sloan's Lake and the Highlands, in that order for most of the families I work with. Berkeley gives you Tennyson Street and two lakes. Sunnyside gives you the same bungalow stock at a lower price per foot. West Highland puts 32nd Avenue within walking distance. Sloan's Lake trades Tennyson for the water and the mountain view. Wheat Ridge and Applewood are the move when the lot matters more than the walk.

We own a bungalow in Berkeley and need more space. Do we have to leave the neighborhood?

Usually not. The move-up in Northwest Denver is often a pop-top or a new build three blocks from the house you already own. Your equity from a 2019 purchase covers a real gap, and the neighborhood's two markets, original stock and rebuilt stock, mean the bigger house is on the same street. The trick is buying and selling in the right order, which is the first thing we map.

What does $1.5M to $2M buy in Northwest Denver right now?

In Berkeley and West Highland, new construction or a full down-to-studs rebuild, typically 3,000 to 4,000 square feet on a 1920s lot, within a few blocks of Tennyson or 32nd. In Sunnyside, more house for the same money. In Sloan's Lake, a view. The same budget in Cherry Creek buys less land and more building. Which is right depends on whether you want a yard or a doorman.

Is Northwest Denver overpriced?

Flat year over year is not overpriced. It is a market taking a breath after a decade that priced out the people who made it interesting. Berkeley's median sits around $850,000 and $492 per square foot, and the million-plus tier moves in about seventeen days against twenty-one for everything else. Well-priced homes still go fast. Mediocre homes at 2021 prices sit. Knowing which one you are looking at is the job.

How do I avoid overpaying for a mediocre house?

Read the block, not the listing. A Berkeley sale two blocks north of 38th is a different market than a West Highland sale two blocks south of it, and portals blend them. I comp against the right stock, run the sewer scope and inspection before we fall in love, and I will tell you not to buy it. More than once I have talked a client out of a house. One commission is not worth someone owning the wrong thing for a decade.

I'm moving to Denver from Texas or California. Which neighborhood is right for me?

Nobody can tell Berkeley from Sunnyside on Zillow, and that is the whole problem. Tell me where you are coming from and I will tell you which of the eight areas reads like it. If you are leaving an Austin bungalow street, Berkeley and Sunnyside will feel familiar. If you are leaving the Bay Area, Sloan's Lake and the Highlands have the density and the view. If you are leaving a Chicago suburb, a Wheat Ridge lot will feel like a relief. If you have a weekend, I will build the route and we will see all of it in a day and a half.

Where do physicians and healthcare professionals live who work at Anschutz Medical Campus?

Anschutz sits in Aurora on the east side, so the honest answer is a commute conversation. Central Park, Park Hill and Lowry are closest. Northwest Denver, Berkeley and the Highlands, is 25 to 35 minutes and is where most of the attendings and fellows I work with end up, because they want the neighborhood on their days off. I work as a relocation referral partner for physicians, residents and staff joining Anschutz, UCHealth, Children's Colorado, Denver Health and HCA.

Can you help me buy a house in Denver remotely?

Yes, and I do it constantly. Video walkthroughs filmed by me, not the listing agent. A shortlist before you book a flight. A furnished place to land in Berkeley if you need sixty days to decide. Movers, lenders who understand out-of-state income and relocation packages, schools, a vet. The list exists so you are not building it from a hotel room.

Is Denver still a good place to move in 2026?

Net domestic migration into Colorado has turned negative and the headlines are loud about it. What it means for you is simpler: inventory is easier, you have time to think, and sellers who bought at the top are not in a hurry to discount. The people arriving now are fewer and better funded. If you are one of them, this is the first stretch in years where you can take a week to decide.

Character, craft,and what it costs

How do I tell a well-built home from a flip?

Painted brick, grey walls and a new kitchen on a 1920s foundation is lipstick. Provenance is the difference: who built it, who designed it, what the sewer line looks like, whether the permits match the square footage. I ask for the architect and the builder by name, pull the permit history, and treat the inspection and sewer scope as armor rather than a formality. A restored Victorian, a thoughtful pop-top and a new build with soul all leave a paper trail. Flips do not.

How much does a pop top cost in Denver?

Enough that most people end up buying it already done. A second story on a Northwest Denver bungalow runs well into the mid six figures once you count design, engineering, permits and the months you are living somewhere else. A dig-out basement is often $300,000 and up. That math is why the finished pop-top three doors down is usually the better buy. Before you renovate, I will run both numbers against your address.

Can I add an ADU to my Denver lot?

Probably. Denver's citywide ADU measure took eligible land from about a third of the city to roughly seventy percent, removed the owner-occupancy requirement and overrode HOA bans. Legal is not the same as buildable, though. Lot coverage, setbacks, alley access, utilities and a protected tree decide whether it pencils. Send me the address and you will know before anyone gets paid for drawings.

Who sells mid-century modern homes in Denver and Wheat Ridge?

I do, and I know where they are. Wheat Ridge, Applewood and pockets of Lakewood hold the best mid-century stock in the metro, mostly ranches from the 1950s and 60s on lots you cannot find in the city anymore. The ones worth buying still have their bones: the roofline, the clerestory windows, the brick. I keep a running list of the repositioned ones and the untouched ones. Ask.

How much does it cost to sell a house in Colorado?

Plan on commission, title and closing fees, any negotiated repairs or concessions, prorated taxes, and the prep work that makes the house photograph. On a Northwest Denver sale, staging and the small fixes are the line items that return the most. I put the full number in front of you before we list so there is no surprise on the settlement statement.

How long does it take to sell a house in Denver right now?

Priced right, three weeks or less. The metro median is twenty-one days on market and the million-plus segment moved in seventeen. Priced like it is still 2021, sixty days and two price cuts, and the second cut is where buyers start to smell something. The first two weeks decide the outcome, which is why the launch is built before the sign goes in the yard.

Should I sell my house now or wait?

It depends on your price point and your condition, not on the market as a headline. Berkeley is flat year over year while the luxury tier is moving quickly. If you have owned since before 2020, your equity is intact and your options are open. How do I choose a realtor to sell my home in Northwest Denver?

Ask three things. Show me the last five homes you sold within a mile of mine and what they listed and closed at. Show me the marketing, the photography, the video, the staging, not a description of it. Tell me the number you would list at and why. If the answer to the last one is the number you want to hear, keep interviewing.

Can I sell my current house and buy the next one at the same time?

Yes, and in Northwest Denver it is the most common move-up I handle. The order matters: the sale funds the purchase, the purchase needs a closing date the sale can hit, and the rate on your current mortgage decides how much patience you have. I own both sides of the transaction so the timing is engineered, not hoped for.

05 · Investing and building

Lots, scrapes,and the end buyer

Where are the infill and scrape opportunities in Denver?

Berkeley, Sunnyside and Sloan's Lake for single-family scrapes and pop-tops. Wheat Ridge for mid-century repositioning on bigger lots. The missing-middle rezoning headed to City Council by the end of 2026 changes the duplex math on a lot of these blocks. I know where the Berkeley Regis United Neighbors zoning committee meets, which is where land-use decisions actually get made, and I know which alleys already have the utilities.

Why would a builder work with a residential agent?

Because I know your end buyer better than you do. The couple who will pay $1.8M for what you build is a client I have already sat across from. I know which finishes they will pay for, which floor plan they walk away from, and what the comp set will support the month you deliver. Cap rates and cost of money are your side. The exit is mine.

Do you work with investors on off-market deals?

Yes. Off-market in Denver comes from relationships: the owner who has been on the block thirty years, the estate, the builder who needs to move a lot before a loan resets. Tell me exactly what you buy, the neighborhood, the lot size, the number, and I will tell you when it shows up. Be specific and it happens. Be vague and it does not.

Homes from $750,000 up, most of my work between $1M and $4M. Entry-level condos and bargain hunting are not what I do well, and I would rather refer you to someone who does than do it badly.
