In parts of northwest Denver the land carries the whole value. The structure on it is a rounding error, or a liability.

Knowing which side of that line a property sits on is the entire deal.

What can be built

Zoning, minimum lot size, setbacks, height, and whether an overlay or historic designation caps you. U-SU-C on 6,200 feet is a different asset than U-TU-B on the same square footage.

What that sells for

The finished comp. Not the neighborhood average. What did a new build of that size, on that block, actually close at in the last year.

What it costs to get there

Demo, abatement, permits, tap fees, hard cost per foot, carry. Denver's permit timeline is a real line item, not a footnote.

What is left

Exit minus cost minus profit equals what the land is worth. If that number is above what the house is worth as a house, it is a scrape.

Why sellers get this wrong

Owners price the house. Builders price the residual. Those are two different numbers and the gap is often six figures in either direction. I have seen sellers give away a hundred thousand dollars by listing a scrape as a fixer, and I have seen sellers sit for six months asking land value for a lot nothing pencils on.

Historic designation or overlayA district or landmark status can make demolition effectively impossible. Potter Highlands and Wolff Place carry protections. Berkeley largely does not. This is the single biggest dividing line in northwest Denver.
Lot size below the zone minimumA 3,700 foot lot in a 4,500 foot zone is legal to keep but restricted to redevelop. Nonconforming lots have their own rules and they are not intuitive.
No alley accessChanges where the garage goes, which changes the floor plan, which changes the exit price. Interior lots without alleys build differently and sell for less.
Utilities and tapsOld service, undersized lines, or a sewer that needs a full replacement to the main. Tap and connection fees on a new build are a meaningful cost and they are easy to underestimate.
Trees and site conditionsProtected trees, slope, expansive soils, and a foundation design that costs more than you budgeted. Soils reports are cheap relative to being wrong.

If you are selling

Do not list itas a fixer

If your property is a land play, the buyer is a builder, and builders do not shop the same way retail buyers do.

They are not reading the remarks about the updated bathroom. They want lot dimensions, zoning, survey, and a price that leaves room. Marketing a scrape with staged interior photos wastes the first two weeks of attention, which is the only two weeks that matter.

There is also a real question of whether to sell to a builder at all. Retail buyers sometimes pay more than the residual for a house with charm and a good street, because they are buying a life, not a spreadsheet. On a block with the right bones the retail number wins.

How I price it

I run both. What the house is worth to a person, and what the lot is worth to a builder. Then we list into whichever market is paying more and write the copy for that buyer specifically. Most agents run one of those two numbers.

Good land is transacted before it is listed. An owner mentions to a neighbor that they are thinking about it, and a builder who is paying attention gets there first.

I live in these neighborhoods. I know which houses have been held by the same family for thirty years, which ones are sitting vacant, and which owners have quietly said they would take the right number. That pipeline is the reason to have someone in northwest Denver rather than someone who covers the metro.
