I came to real estate from a design career. That is not a personality detail, it is the reason my listings photograph the way they do and the reason I can tell you which twelve thousand dollars of work returns forty and which returns nothing.

Anyone can list it. The question iswhat it looks like when they do.

The other half is unglamorous. Comps read correctly. Days on market by price band rather than citywide. Knowing that in northwest Denver the original stock and the rebuilt stock are two different markets on the same block, and pricing you into the right one.

Where most listings lose money

Not on commission. On the first three weeks. A house priced into the wrong band sits, and a house that sits gets discounted twice. The read at the beginning is worth more than the negotiation at the end.
