Central Denver ยท Neighborhood Guide
Cheesman Park, whereDenver keeps its secrets
Dusk at the marble pavilion. The Front Range goes violet behind the columns, picnics thin out, and somebody's dog refuses to leave, same as every night since 1908. Eighty acres of lawn with a hundred and fifty years of story underneath. Literally underneath.
Read Cheesman as central Denver's quiet luxury: no retail strip, no scene, towers and mansions ringing a park that began as a cemetery and became the city's most serene address.
Where it starts and stops
Is Cheesman a neighborhoodor an address with a view?
The neighborhood wraps the park roughly from 8th Avenue to 13th, Downing Street east to York. The park itself holds the center, with the Denver Botanic Gardens pressed against its eastern edge at 1007 York Street.
West of the park you hit Capitol Hill density. East of York you are in Congress Park. The listings blur all three constantly, and the price per square foot does not.
Mount Prospect Cemetery opened on this ground in 1858, renamed City Cemetery in 1873. Congress let Denver vacate it in 1890, the removal of graves went famously wrong, and the park opened over the quiet in 1907 to a design by Reinhard Schuetze.
Walter Cheesman's widow funded the memorial pavilion, built in 1908 of Colorado Yule marble from the same quarry that clad the Lincoln Memorial. The Olmsted Brothers later shaped the landscape around it.
The street
What is there to do around Cheesman Park? The long-run lineup
Cheesman has no commercial strip of its own, by design. Its pleasures sit on the park and its rim, with Capitol Hill's institutions a short walk west.
Denver Botanic Gardens
Twenty-four acres of gardens on the park's east shoulder since 1959, built partly over the old cemetery ground. The Monet pond in September forgives every tourist crowd of July.
Cheesman Memorial Pavilion
The 1908 marble colonnade with the framed Front Range view. Sunrise yoga, quinceanera photos, and the single best sunset bench in central Denver.
Wax Trax Records
Denver's great record shop, dealing vinyl on 13th since 1975. Punk history in the bins and staff picks you should actually trust.
Pete's Kitchen
The Contos family's all-hours Colfax diner, griddle going since long before anyone said brunch. Breakfast burritos smothered in green chile at 2 a.m. is a Denver rite of passage.
Angelo's Taverna
An old 6th Avenue pizza tavern reborn with an oyster bar, dollar-oyster happy hours and all. The dining room still feels like somebody's basement rec room, which is the charm.
Seventh Avenue Parkway
The formal green boulevard on the neighborhood's southern approach, mansion-lined and shaded for a two-mile walk. Denver's prettiest free architecture tour.
Cheesman is the introvert of central Denver and the people who love it would not change a thing. No bars on the park, no patio scene, nothing to point a visitor at except marble, lawn, and the Gardens. You borrow your nightlife from Capitol Hill and 17th Avenue, five minutes away, then come home to the quietest 80 acres in the city. That trade is the whole value proposition, and for the right buyer it is unbeatable.
The houses

The mix is unlike anywhere else in Denver: mansions from the 1890s and 1900s, including the Humboldt Street historic row on the park's west flank, brick walk-ups, and a ring of mid-century towers, some condo, a few co-op, with park and mountain views that cannot be built again.
The towers date mostly from the 1950s through the 1970s. Concrete bones, plumbing stacks and windows of varying vintage, and reserve studies that matter more than the countertops. A remodeled unit in an underfunded building is still an underfunded building.
Know whether you are buying condo or co-op before you write, because co-ops narrow your lender list and your resale pool. On the mansion side, check for mid-century unit conversions and what it costs to unwind them. And confirm the view easement situation, because here the view is most of the price.
Questions I get
Asked,answered
Are there really bodies under Cheesman Park?
Yes. When the city converted the cemetery in the 1890s, the contractor was paid per casket removed, the work collapsed into scandal, and thousands of graves were never relocated. Crews still turn up remains during utility work. It is Denver's best ghost story and it has never once shown up in an appraisal.
Is Cheesman Park a safe bet for a condo buyer?
The park-facing towers hold value because the supply is finite and the view is protected lawn, not a future construction site. The risk is building-level, not location-level: dues, reserves, deferred maintenance. I would rather own a modest unit in a well-run building here than a penthouse in a troubled one.
What is the difference between Cheesman Park and Congress Park?
York Street. West of it, Cheesman: the park, the towers, the mansion rows. East of it, Congress Park: bungalows and squares, almost no multifamily. They share the cemetery origin story and the Botanic Gardens between them, and they attract entirely different buyers.
Is the Botanic Gardens in Cheesman Park?
It borders the park on York Street, built from 1959 onward partly on old cemetery land. Neighborhood residents treat membership as a utility bill. Summer concerts in the Gardens are the one night Cheesman streets fill with parked cars, worth knowing if you are touring on a July evening.
Which side of Cheesman Park is best to live on?
Depends on your light and your lender. The west side carries the Humboldt mansion row and morning sun over the park. The east side, along Race and High, gets the sunset and the pavilion. Towers on Franklin and the park's south rim trade on view floors. There is no wrong side, only wrong buildings.

The lawn is public, the intel is not.
Give me a Cheesman address and I can tell you which floors clear the treeline, how that building's reserves compare to its neighbors, whether the co-op structure will fight your financing, and what the mansion next door's conversion history means for yours. Portals see a green rectangle. I see forty buildings with forty different stories.
