City Park, afterthe jazz crowd clears

Sunday night in July. Ten thousand people fold their blankets on the Ferril Lake lawn, the brass section packs up, and the pelicans take the water back. City Park Jazz has played free since 1986, and the view behind the bandstand runs from the downtown skyline to the Front Range.

Read this one as a park with an address attached. The 330 acres are the center of gravity. The houses orbit it, and which side of the orbit you land on decides most of what you pay.

Where it starts and stops

Is City Park a neighborhood,or a park with a zip code?

The park runs 17th Avenue to 23rd, York Street to Colorado Boulevard, with the golf course carrying the green north toward 26th. The city's official City Park neighborhood is mostly parkland and fairway.

The homes people call City Park usually sit in City Park West, between Downing and York, or face the park along 17th. Listings borrow the park's name freely, so check the plat before you check the comps.

The park is the address. The houses borrow it.

The land was set aside in 1882, and the layout deliberately echoed New York's Central Park, lakes, carriage loops, long sight lines west.

The Denver Zoo started here in 1896 with a single orphaned black bear named Billy Bryan, a gift the city had no plan for. The Museum of Nature & Science followed on the east rim in 1908.

The street

Where do you eat and drink near City Park?Seventeenth, mostly

There is no restaurant row inside the park, so the eating happens on East 17th, where City Park West meets the southwest gate. Short strip, long memory.

2015 E 17th Ave

Thin Man

A narrow bar with votive candles, house-infused vodkas, and a crowd that reads actual books. Open since the late nineties and still full by nine on a Tuesday.

2019 E 17th Ave

St. Mark's Coffeehouse

Shares a wall and most of its regulars with Thin Man. Grad students, chess players, laptops in the window light. The coffee is good and nobody rushes you.

1700 Vine St

Vine Street Pub & Brewery

The Mountain Sun family's Denver room at 17th and Vine. Java Porter, honest burgers, tie-dye hospitality that has outlasted every trend since 2008.

2300 Steele St

Denver Zoo

Founded 1896 inside the park. Locals use the membership like a gym pass, and Zoo Lights turns December into the city's best cheap date.

2001 Colorado Blvd

Denver Museum of Nature & Science

Open since 1908 on the park's east rim. The west-facing steps frame Ferril Lake, the skyline, and the mountains in one shot. Best free postcard in Denver.

Ferril Lake bandstand

City Park Jazz

Ten Sundays a summer since 1986. Bring a blanket, buy a tamale, stay for the light turning gold over the pavilion. Free, every time.

2500 York St

City Park Golf Course

A 1913 course that closed in 2017 for a stormwater overhaul and reopened in 2020 with new greens and the same downtown-to-Longs-Peak view from the clubhouse.

What I actually think

This stretch of 17th is the most underrated three hundred feet of bar real estate in Denver. It has no rooftop, no DJ, no scene. It has Thin Man pouring the same drink it poured in 1999 next to a coffeehouse that closes too early. When I show in City Park West, I end the tour here, because if this room feels like yours, the neighborhood is.

The houses

City Park homes for sale, read this before you tour

City Park West carries the stock: 1890s Queen Annes, brick Denver Squares with deep porches, rowhouses, and grand dames along the parkways that were carved into apartments mid-century. East of the park, Park Hill's Tudor and bungalow belt takes over.

Build years cluster 1890 to 1915. That means double-brick walls, plaster, original subfloors, and sewer lines older than the First World War. Budget for the scope, not the listing photos.

Many of the big Victorians spent fifty years as fourplexes and never fully converted back. Verify zoning, the certificate of occupancy, and whether that garden-level suite is legal. Inside the Wyman Historic District, exterior changes go through landmark design review. Plan for it.

Questions I get

Asked,answered

Is City Park a real neighborhood or a park?

Both, and the ambiguity costs people. Denver's official City Park statistical neighborhood is mostly the park and the golf course. Most homes marketed as City Park sit in City Park West, between Downing and York, or in Congress Park and Park Hill along the edges. Each prices differently. Check the plat, then the comps.

What is the difference between City Park and City Park West?

City Park West is the residential neighborhood between Downing and York, 17th to 23rd, west of the park. It is denser, older, and more mixed, with Victorians, rowhomes, and clinics spilling east from the hospital corridor. The park frontage addresses on York and 17th carry the premium.

Can you see the mountains from City Park?

The sightline from the Museum of Nature & Science steps, across Ferril Lake to the skyline and the Front Range, is one of the city's protected views. On a clear day you read Mount Blue Sky behind the pavilion. Real estate photographers have been milking it for a century.

Is City Park Golf Course open?

Yes. It closed in 2017 for a major stormwater detention project, got a full redesign, and reopened in 2020. The 1913 routing is gone but the trees and the view survived. Homes facing the course on 26th and York trade on that green edge.

What events happen in City Park every year?

City Park Jazz runs ten free Sunday evenings from June through early August. Zoo Lights takes over December. The Museum anchors school-break crowds all winter, and the paddle boats come back to Ferril Lake every summer. The park works year-round, which the nearby homes quietly price in.

The park view is the easy part, the address is the work.

Give me a specific address near City Park and I can tell you which side of the parkway premium it sits on, whether that Victorian spent decades as a fourplex, and what golf course frontage does at resale. Portals average the neighborhood. I read the street.
