Northwest Denver ยท Neighborhood Guide

The lake came first,by accident

In 1861 a farmer named Thomas Sloan dug a well and hit an aquifer. Water spread across his fields and kept spreading, and by morning the legend says he had a lake. He farmed around it for a decade, called the place the best farm in Colorado, and sold. Denver has been organizing itself around that water ever since.

Read Sloan's Lake as two neighborhoods sharing one shoreline. The east side runs old and brick toward Federal. The west and south sides carry the new construction that followed St. Anthony Hospital out the door in 2013. The lake does not care which side you buy on. Your comps do.

Where it starts and stops

Where does Sloan's Lake end,and Edgewater begin?

The neighborhood runs Sheridan to Federal, 17th Avenue to 29th. The lake sits in the middle and takes up most of the map, which is the whole point.

Cross Sheridan and you are in Edgewater, a separate city in a separate county with its own taxes, its own permits, and its own little main street on 25th. Plenty of listings say Sloan's Lake when the house pays Jefferson County. Check the county line before you check the view.

The north shore held Manhattan Beach from 1891, billed as the biggest amusement park west of the Mississippi. It burned in 1908, limped on as Luna Park, and closed for good in 1914. Its circus elephant, Roger, is believed to be buried near 20th and Depew. Ask me about it at a showing.

St. Anthony Hospital anchored the west side from 1893 to 2013. When it left, the campus became the biggest redevelopment in Northwest Denver, which is why the south shore now has restaurants that take reservations a month out.

The street

Where do you actually eat near Sloan's Lake, besides the dock?

The old hospital ground did most of the work. The rest sits across Sheridan, close enough to count.

Lon Symensma's second room for the soup dumplings that made the LoDo original famous. Quieter than downtown, easier to park, same kitchen discipline.

Gusto

Italian from the ChoLon group. Handmade pasta, a proper negroni, and a patio aimed at the evening light. The anchor tenant the south shore was waiting for.

Tacos and margaritas a few steps from the northwest corner of the water. Does exactly what the name promises, most of the year.

The loop runs roughly two and a half miles of flat, honest gravel and pavement. Sunrise over downtown, sunset over the Front Range, dragon boats every July.

What I actually think

The hospital redevelopment gave Sloan's Lake a dining scene it never had, and the marketing writes itself. But the best hour here is still free. Walk the loop on a Tuesday at seven in the morning, when the rowers are out and the mountains are doing their thing, and you will understand the premium before I explain it. People do not buy here for the restaurants. They buy here because the lake resets them daily, and then the restaurants are a bonus.

The houses

The stock splits by era and by shore. East toward Federal you find 1890s Victorians and early 1900s squares, then rings of 1920s brick bungalows. North and west lean postwar, with ranches and Tudors on wider lots. The south shore is the new chapter: townhomes, duplexes, and condo buildings that arrived after 2013.

A huge share of recent inventory is the half-duplex. Build quality varies wildly between developers who built to hold value and developers who built to close. Rooftop decks with lake views price like religion, so confirm the view cannot be built out by the next project over.

On the older stock, check sewer lines, original foundations, and whether that charming 1905 brick has been structurally updated or only staged. And verify the school boundary and the county. Sheridan Boulevard changes both.

Questions I get

Asked,answered

Is Sloan's Lake the same as Edgewater?

No. Sloan's Lake is a Denver neighborhood, Sheridan to Federal, 17th to 29th. Edgewater is its own city across Sheridan, in Jefferson County. The lake view is shared. The property taxes, permits, and school systems are not. When a listing near Sheridan says Sloan's Lake, confirm which side of the street it actually sits on.

Can you swim in Sloan's Lake?

No swimming. The lake is for boating, paddling, rowing, and fishing, and the marina side stays busy all summer. If your buyer picture includes a morning swim, this is a loop-walk and paddleboard neighborhood, not a beach.

What happened to St. Anthony Hospital at Sloan's Lake?

The Sisters of St. Francis finished the original hospital on the west side of the lake in 1893, and it operated there for 120 years. In 2013 St. Anthony moved to Lakewood, and the campus was redeveloped into the housing, shops, and restaurants you now see along Raleigh and 17th. That single move explains most of the south shore's current look and pricing.

Why is there an elephant buried near Sloan's Lake?

Roger, the circus elephant from Manhattan Beach, the amusement park that ran on the north shore from 1891 to 1914. A hot air balloon spooked him, a child died, and Roger was put down. Neighborhood lore holds he is buried near 20th and Depew. Every neighborhood has history. Few have this kind.

Is Sloan's Lake a good place to live without a car?

Near the lake and the Raleigh Street development, you can cover coffee, dinner, groceries, and five miles of walking without driving. The east side toward Federal is quieter and more residential, and most households still run one car minimum. The 17th Avenue and Colfax bus lines do real work here.

Go deeper

The lake is the easy part, the address is not.

Portals will show you the view. They will not tell you which side of Sheridan the taxes land on, which duplex builders stand behind their work, or what the next project means for the roofline you are about to pay a premium for. I track this shoreline listing by listing. Ask me about a specific address and I will tell you what the photos leave out.
