Northwest Denver ยท Neighborhood Guide

Regis, the quiet cornerwith the long view

From the first tee at Willis Case, the Front Range runs the whole horizon, and behind you a Jesuit campus has been ringing its bells since the 1880s. Regis is Denver's northwesternmost neighborhood, a rectangle of bungalows between the college and the creek that most buyers drive past on I-70 without knowing its name.

Read Regis as Berkeley's quieter sibling with the same latitude and a softer entry. It shares the grid, the parks instinct, and the ten-minute run to Tennyson. What it lacks in main street it returns in golf course green, trail access, and streets that still feel unhurried.

Where it starts and stops

Where is Regis, besides next to the college?

The rectangle runs from I-70 north to 52nd Avenue and the campus edge, Federal Boulevard on the east, with Harlan Street and Clear Creek closing the northwest corner. Berkeley sits across the interstate. Chaffee Park is across Federal.

The naming is simple for once: the neighborhood took its name from Regis University at 50th and Lowell. The confusion comes from listings that stretch "Berkeley" north of I-70 to borrow the busier brand. The highway is the line, and the pricing knows it.

Same bungalows as Berkeley.
One interstate between them.
The gap is your opening.

The Jesuits founded the school as Las Vegas College in New Mexico in 1877, moved it north within a decade, and settled it on this hill, renaming it Regis in 1921. Main Hall's sandstone has watched the neighborhood fill in around it for over a century.

Inspiration Point, the bluff park at the neighborhood's western shoulder, was established in 1910 purely for its panorama, and a 2022 renovation finally gave the lookout a playground worthy of it.

The street

What is there to do in Regis, without crossing I-70?

A college-town pocket at 50th and Lowell, a city golf course, and more trail miles than any neighbor. Modest list, heavy rotation.

50th & Lowell, by the campus gate

Dubbel Dutch

Sandwiches, coffee, and stroopwafels from a Dutch family operation that has fed the college since 2003. The neighborhood's longest-running table.

Lowell Blvd, campus end

Bakewell

A French bakery doing laminated pastry seriously, croissants and brioche breakfast sandwiches that would survive scrutiny in a fancier zip code.

Near 50th & Federal

Brooklyn's Finest Pizza

Big foldable slices, open late, priced for students. Every college edge needs one, and this one delivers on the name more than it has to.

Lowell Blvd

Rocky Top Tavern

The campus pub. Cheap wings, game-day crowds, zero pretense. The social baseline of the 50th and Lowell pocket.

4999 Vrain St

Willis Case Golf Course

Eighteen city-run holes draped over the neighborhood's high ground, with a first tee that aims straight at the Front Range. Twilight rounds here are a local religion.

Above Sheridan, at the west edge

Inspiration Point Park

The 1910 bluff park with a hundred-mile mountain panorama, renovated in 2022. Sunset benches, kite wind, and the best free view in Northwest Denver.

Northwest edge

Clear Creek Trail

Twenty paved miles from Golden to Commerce City running along the neighborhood's creek side. Ride to Golden for lunch and coast home.

50th & Lowell

Regis University campus

Open, green, and walkable, with old growth trees and a grotto worth finding. The unofficial park the neighborhood strolls year round.

What I actually think

Regis is the last corner of Northwest Denver where the geography outruns the reputation. The golf course, the bluff park, and the creek trail give it more green space per resident than almost anything south of I-70, and the college keeps a steady pulse at 50th and Lowell without ever turning the volume up. Buyers skip it because there is no restaurant row. That is exactly why the ones who look closely tend to buy.

The houses

Regis homes for sale, read this before you tour

Brick bungalows and Tudors from the twenties through the forties cluster near the campus and Willis Case, with postwar ranches and minimal traditionals filling the streets toward Harlan and the creek. Lots run wider than Berkeley's, and original condition survives here more often than anywhere nearby.

That original condition is opportunity and homework at once. Unrenovated stock means honest pricing and real upside, and it also means sewer lines, electrical panels, and foundations that have waited eighty years for attention. Inspect accordingly.

Location within the rectangle matters more than usual. Streets near the golf course and the campus carry the premium, the I-70 edge carries the noise, and the northwest corner by the creek trades city polish for trail access. Walk the street at rush hour before you write.

Questions I get

Asked,answered

Is Regis a neighborhood or a university?

Both. Regis University at 50th and Lowell came first, founded in 1877 and renamed Regis in 1921, and Denver's official neighborhood map adopted the name for the surrounding rectangle between I-70, 52nd, Federal, and Harlan. If a listing says Regis, the college is a short walk from the door.

Is Regis cheaper than Berkeley?

Consistently, and the only hard line between them is I-70. The housing stock rhymes, the latitude is identical, and the gap is the price of Tennyson Street being a bike ride away instead of a walk. For buyers priced out south of the highway, this is the most direct substitution in Northwest Denver.

Is Regis loud because of I-70?

The southern edge hears it, no sense pretending otherwise. The effect fades fast as you move north, and by 50th Avenue the neighborhood is quieter than most of Berkeley on a Friday night. Stand in the backyard of any house you are considering and listen. The difference between streets is bigger than the difference between neighborhoods.

Are there schools in the Regis neighborhood?

No Denver Public Schools sit inside the boundary itself, which surprises people given the university next door. Families here draw from DPS schools in surrounding neighborhoods plus choice and charter options. Verify the current assignment for any specific address, because the nearest school is rarely the assigned one.

What is Inspiration Point in Denver?

A bluff-top park on the neighborhood's western shoulder, established in 1910 because the view deserved protecting: a long sweep of the Front Range from Pikes Peak toward Longs on a clear day. It got a full renovation and new playground in 2022. Locals treat it as the sunset spot. I treat it as the first stop on any Regis tour.

A portal treats every Regis address the same. It will not tell you which streets catch highway noise and which sit in golf course silence, which bungalows still hide original systems behind fresh paint, or how campus rental demand shapes a particular street. I know this rectangle house by house. Ask me about an address before you fall for its photos.
